Keikkio is a marketplace connecting homeowners and contractors. Homeowners post jobs and receive quotes for free. Contractors pay a small fee per quote and a 5% commission on completed jobs. We hold payments in secure escrow. By using Keikkio, you agree to these terms. The full legal text follows below.
In these Terms of Service, the following definitions apply:
By accessing or using the Keikkio Platform, you confirm that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, you must not use the Platform.
You must be at least 18 years of age to use the Platform. By agreeing to these terms, you confirm that you are 18 or older.
We reserve the right to update these Terms of Service at any time. Continued use of the Platform following notification of changes constitutes your acceptance of the revised terms.
Keikkio operates as a marketplace that facilitates introductions between Homeowners seeking renovation and construction services and Contractors providing such services. Keikkio is not a party to any contract formed between a Homeowner and a Contractor.
Keikkio does not employ Contractors and is not responsible for the quality, safety, legality, or completion of any work carried out by Contractors. Contractors are independent professionals operating their own businesses.
Keikkio provides the Platform infrastructure, payment processing, dispute resolution assistance, and the Reliability Score system as tools to support transactions — but the contractual relationship for any specific job is between the Homeowner and the Contractor.
To use the Platform as either a Homeowner or Contractor, you must register an account providing accurate, current, and complete information. You are responsible for maintaining the accuracy of this information.
You are responsible for maintaining the security of your account credentials and for all activity that occurs under your account. You must notify us immediately at support@keikk.io if you become aware of any unauthorised use of your account.
Each individual or legal entity may hold only one Homeowner account and one Contractor account. Creating multiple accounts to circumvent a suspension or restriction is prohibited and will result in permanent termination of all accounts.
Homeowners may post Jobs on the Platform free of charge. When posting a Job, you must provide an accurate and honest description of the work required. Deliberately misleading descriptions are a breach of these Terms.
Contractors who view your Job and choose to submit a Quote will do so at their own cost (via the Lead Fee). You are under no obligation to accept any Quote. You may receive multiple Quotes for a single Job.
When you accept a Quote, you enter into a contract with that Contractor for the described work at the agreed price and timeline. You will be prompted to pay the agreed amount into Escrow. Other outstanding Quotes on your Job will be automatically declined.
Upon accepting a Quote, you are required to pay the full agreed amount into Escrow within 48 hours. Failure to do so may result in the Contractor withdrawing from the job. Funds held in Escrow will be released to the Contractor upon your approval of the completed work. You must not unreasonably withhold approval of properly completed work.
We ask that you review completed work and release payment within 7 days of the Contractor marking the Job as complete. If you have not released payment or raised a dispute within this period, Keikkio may contact you to help resolve the matter and, where appropriate, facilitate release of the funds.
After a Job is marked as complete, you may leave a review of the Contractor. Reviews must be honest, based on your genuine experience, and must not contain defamatory, false, or misleading statements. Keikkio reserves the right to remove reviews that violate these standards.
To quote on jobs, Contractors must complete verification including: proof of relevant trade qualifications or certifications; valid liability insurance documentation; Finnish Business ID (Y-tunnus) or equivalent; and confirmation of Tilaajavastuu compliance where applicable. Keikkio reserves the right to request updated documentation at any time.
To submit a Quote on a Job, Contractors must pay a Lead Fee of €15 (excluding VAT) per Quote. The Lead Fee is non-refundable except in the specific circumstances set out in Section 6.3. The Lead Fee may be waived during promotional periods at Keikkio's discretion.
A Lead Fee refund will be issued in the following circumstances:
Lead Fees are not refunded if your Quote is declined in favour of another Contractor, or if you withdraw your Quote after submission.
Upon successful completion of a Job and release of Escrow funds, Keikkio will deduct a platform fee of 5% (excluding VAT) from the total job value. The remaining 95% will be transferred to your connected Stripe account according to your payout schedule.
As a Contractor on the Platform, you agree to:
A "no-show" is defined as failing to attend a scheduled site visit or failing to commence work on an accepted Job without prior notice. Each verified no-show results in a deduction of 25 points from your Reliability Score, which expires after 12 months. Repeated no-shows may result in account suspension or termination.
To receive payments through the Platform, Contractors must create a Stripe Express account and complete Stripe's identity verification process. You agree to Stripe's Connected Account Agreement in addition to these Terms. Payouts are typically processed on a weekly basis, subject to Stripe's standard holding periods.
Contractors operating in Finland are responsible for ensuring their own compliance with the Finnish Act on the Contractor's Obligations and Liability (Laki tilaajan selvitysvelvollisuudesta ja vastuusta ulkopuolista työvoimaa käytettäessä, 1233/2006). Keikkio may verify compliance through the Tilaajavastuu service and may suspend Contractors who are found to be non-compliant.
All payments on the Platform are processed by Stripe. By using the payment features of the Platform, you agree to Stripe's Terms of Service. Keikkio does not store payment card details.
When a Homeowner accepts a Quote, the agreed amount is held in Stripe's escrow system pending completion. The funds are not accessible to the Contractor until the Homeowner releases them. In the event of a dispute, Keikkio may intervene to determine the appropriate disposition of escrow funds in accordance with Section 9.
All transactions on the Platform are denominated in Euros (EUR). Contractors are responsible for accounting for and paying any VAT or income tax on their earnings. Keikkio will provide transaction records on request to assist with tax filings. Where applicable, käännetty arvonlisäverovelvollisuus (reverse charge VAT) may apply to transactions between VAT-registered businesses.
You must not use the Platform to:
Keikkio encourages Homeowners and Contractors to resolve disputes directly through respectful communication. If a dispute cannot be resolved, either party may contact Keikkio support at disputes@keikk.io.
Upon receiving a dispute notification, Keikkio will contact both parties to gather evidence and context. Keikkio will issue a determination within 5 business days of receiving complete information from both parties.
Where a dispute relates to Escrow funds, Keikkio may hold or release funds based on its determination. Keikkio's decision in escrow disputes is final and binding, except where a party pursues the matter through formal legal proceedings.
Any disputes not resolved through Keikkio mediation shall be subject to the exclusive jurisdiction of the District Court of Helsinki (Helsingin käräjäoikeus). These Terms are governed by Finnish law.
The Keikkio Platform, including its design, code, content, and trademarks, is owned by Keikkio Oy and protected by Finnish and international intellectual property law.
By posting content on the Platform — including job descriptions, photographs, profile information, and reviews — you grant Keikkio a non-exclusive, royalty-free, worldwide licence to use, display, and reproduce that content in connection with the operation of the Platform.
You confirm that any content you post is your own original work or that you have the right to post it, and that it does not infringe any third party's intellectual property rights.
Keikkio provides the Platform on an "as is" and "as available" basis. We do not guarantee uninterrupted or error-free operation of the Platform and accept no liability for any loss or damage arising from Platform downtime or technical failures.
Keikkio is not responsible for the quality, safety, or legality of work carried out by Contractors. While we verify credentials and maintain the Reliability Score system, we cannot guarantee the conduct of individual Contractors and accept no liability for damage, injury, or loss arising from a Contractor's work.
To the maximum extent permitted by Finnish law, Keikkio's total liability to any User for any claim arising from use of the Platform shall not exceed the total fees paid by that User to Keikkio in the 12 months preceding the claim.
Nothing in these Terms limits or excludes any rights you may have as a consumer under Finnish consumer protection law (Kuluttajansuojalaki 38/1978) or EU consumer protection directives, which cannot be contractually excluded.
Keikkio reserves the right to suspend or terminate any account at any time, with or without notice, for the following reasons:
Upon termination, access to the Platform is revoked. Outstanding Escrow funds held for completed work will be disbursed in accordance with the terms of the relevant transaction. Outstanding Escrow funds for disputed jobs will be held pending resolution.
These Terms of Service are governed by the laws of Finland. Any dispute arising from or in connection with these Terms that cannot be resolved through mediation shall be referred to the exclusive jurisdiction of the District Court of Helsinki.
If you are a consumer resident in another EU member state, you may also have the right to bring proceedings in the courts of your country of residence.
